Loan paper work signed sealed delivered (electronically)
Home inspection complete
All good thing minus circuit breaker n utility cable from outside to in
Cable has some nicks that could cause issues with water , circuit breaker has some rust in the inside and inspector Is 90 % sure it's going to need to be replaced due to it being a push matic ajs mot that common any more and parts are cunty
All n all good home inspection and inspector he was giddy at the spray foam insulation and the over all wellness of the abode
And now we play the waiting game , even more
But we one step closer
And now
I get to drink beers n check time !

Official report does not sound as good as in person inspection
Owner gonna have some splainin n repairing to do

He's on your side The report is trying to get you as many concessions as possible. Probably just end up knocking a couple of G off the price.

We tried to buy a house before we bought our condo. The electric was original and had to be replaced but the sellers wouldnโt budge on fixing it so we walked. Then Hurricane Michael came through and ripped the ENTIRE roof off the house. Whoever bought it wound up scrapping the house and selling the lot. Dodged that bullet.

What happened? More bad stuff on the report than he mentioned during the inspection? That's not necessarily a bad thing. You get to pick and choose what things you need the current owner to address out of that stuff...it's definitely not a deal breaker...unless there's something that you say HAS to be fixed and the seller says no.

Basically in person and on report the concerns of circuit breaker were equal transparency in that it needs replacement
In person the ac and heater were described as , they are older but not to bad we re looking at middle to end of road and not beginning to middle
On report said both were on their last legs and would probably need to be replaced MUCH sooner than later
Dont really want to replace those things within the first year or 2 of moving in
So kind of would like one replaced a head of time (heater) if I'm choosing 1

if i've learned anything in life, its that when life throws you a curveball, the whole damn fest gets cancelled.
i kid, but hopefully it works out DPB. heaters and AC units aren't exactly cheap, so hopefully they can replace one or just knock down the price a bit for ya.

Not an ideal situation but would cover you if the heat/ac breaks Our ac went down a few months after moving in. Needed a new compressor outside and something else indoors. Only ended up costing a couple of hundred for the labor disposal of the compressor and coolant. Again not ideal but probably saved us a bunch of cash.

Radon levels to high
Just sent back the addendum of them getting that squared away and also them having hvac inspected and serviced , me getting an electrician in there to provide a report on circuit breaker and service cable
If they refuse their part , we and realtor have agreed to walk away
Oh yeah and we still have the septic thing they need to address...
Let me buy it for what zillow zestimates it square up the septic thing and let's call it a day
I'll take care of the rest lol
May just look for land and slap a double wide on er if this one goes down

Oh bummer about the radon. Our levels were too high at the old house and we asked for a mitigation system and the owner at that time said no, so we said ok.
Funny it didn't come up when we sold though...

I love owning my home. The only drawback is sooner or later something (most things) needs repaired. If my old fixer had a warrantee the first year here would have been way easier on my back.
