depending on the seller, sometimes they just want to sell right away and get rid of the property. others if you low ball them too much, they might just say fuck you i'll find someone else.

Have another were interested in as well that starts at a lower asking price

I bought in 2018 the market is really in demand in my city, going up like crazy.
I had set in place auto counter offers of increments of 3K - up to 15K over asking
Landed the deal 12K over asking which was 7%.
An older person would say that's nuts but it's what it took out here. I was lucky to even get anything in my price range its really competitive here.
Anyways 2 years later the value is up over 20% so that only set me back like 6 months. If I didn't get this one I might still be looking today

See my thing is
We have a significant amount saved and borrowed (401k/IRA) most of it was saved thankfully
However I dont feel I need to put down as much as I am being , not so much told but encouraged as to do
But I am also being told with interest rates as good as they are to not put down so much and so forth
My credit is good , the money is there and workable . I just dont know
I'd feel more comfortable dealing in mega amounts of illicit things than doing this shit lol

Guy I work with is flippin houses. Buy house, pimp it, and make it irresistible for someone to offer above asking. 2 or 3 houses like this you may actually have a chance to own a home.

Knowing I dont have to put as much down as I was expecting too and seeing on the paperwork with all the numbers
Makes this a touch less stressful and still possible to move on the one we like
We ll see how it all pans out
